Concept Plan - Parcel F
What is being proposed?
The Planning and Development Department has received a Concept Plan application from USask Properties for land in the Sutherland neighbourhood.
Outlined on the image below, the Parcel F Concept Plan project area includes 455 108 Street W, which is undeveloped land located within the southwest portion of Sutherland. The land is adjacent to the rear lanes of 108 Street W and Egbert Avenue, and Circle Drive.
The proposed Concept Plan provides for a mix of low- to medium-density residential building forms and community related uses and park space (Municipal Reserve). The proposed Land Use Plan is shown below and outlines the proposed residential blocks, parks, and roads. When fully developed, the 18.12-hectare (44.78-acre) area is projected to accommodate approximately 1350 residents.

An in-person come-and-go public information meeting for this application was held on Thursday, March 19, 2026 from 5:30pm to 7:30pm at Sutherland Hall.
