Rezoning - Aspen Ridge East and Village Square
What is being proposed?
The Planning and Development Department has received an application from Saskatoon Land proposing to rezone land within the Aspen Ridge Neighbourhood to accommodate the next phase of development in the east and the Aspen Ridge Village Square. The proposed rezoning is in alignment with the approved Aspen Ridge Neighbourhood Concept Plan.
The subject land is located in the eastern part of Aspen Ridge. The land is currently undeveloped and zoned FUD – Future Urban Development District and FUD(H) – Future Urban Development District subject to a Holding Symbol.
The applicant is proposing to rezone the land to a mix of:
- R1A - Low Density Residential District 1A
- R2 - Low Density Residential District 2
- RMNT - Townhouse Residential District
- RMTN1 - Medium Density Townhouse Residential District 1
- RM3 - Medium Density Multiple Unit Dwelling District
- B1B - Neighbourhood Commercial - Mixed-Unit District
The proposed rezoning would facilitate residential development in various forms as well as the development of the Aspen Ridge Village Square which includes mixed-use development. The Village Square may include a limited range of commercial and institutional uses, as well as medium density residential uses, that are generally compatible with residential land uses and which are intended to serve the needs of residents within a neighbourhood.

The public hearing for this application will be held on July 29, 2026 at 6:00 pm in Council Chambers, Saskatoon City Hall. The link to the agenda is below.
