Application Description:

Christian Dave Pineda has applied for discretionary ese approval to operate a Residential Care Home – type II at 340 Ave K N in the Westmount neighbourhood. This site is zoned R2 - Low Density Residential District 2 under the Zoning Bylaw. The purpose of the R2 district is to provide for residential development in the form of one- to four-unit dwellings as well as related community uses. A Residential Care Home – type II is listed as a Discretionary Use in the R2 District.

The Zoning Bylaw, Bylaw No. 9990, 2024 (Zoning Bylaw) defines a Residential Care Home as a licensed or approved group care home governed by provincial regulations that provides, in a residential setting, 24-hour care of persons in need of personal services, supervision or assistance essential for sustaining the activities of daily living or for the protection of the individual. A residential care home – type II means a residential care home in which the number of residents, excluding staff, is more than five and not more than 15.

Subject to Discretionary Use approval, the proposed Residential Care Home - type II would have a maximum of 10 residents under care at any one time.

The parking and loading needs will be assessed through the review of the Discretionary Use. A minimum number of spaces may be required based on the parking plan, location, and other relevant factors like the number of employees or expected visitors.

Prior to operating, the applicant will be required to obtain any relevant provincial licenses.
